What the NW housing stock needs
The northwest is really two housing markets sharing a quadrant, and they want different things from a cleaning contractor. North of Stoney Trail, Sage Hill, Nolan Hill, Kincora, Sherwood and Symons Valley are almost entirely post-2005 construction, still filling in, with production builders handing over homes continuously. The work there skews toward builder final cleans, new-possession cleans and the first deep clean after a basement development.
South and east of that, Varsity, Brentwood, Charleswood, Dalhousie and the streets around the university are largely 1960s and 1970s stock. Those homes have been renovated once or twice and are being renovated again, which means post-renovation dust in ducts that are half a century old, original carpet coming out, and a steady flow of estate and downsizing cleans as the original owners move on.
Then there is Kensington, Hillhurst, West Hillhurst and Point McKay, where infill has replaced a large share of the original bungalows. Infill work generates the two services we get called for most in that pocket: post-construction cleaning on the new build, and post-renovation cleaning for the neighbours on either side who have been living beside a demolition for eight months.
Rental turnover around the university
The University District, Varsity and Brentwood carry an unusually high concentration of student and faculty rentals, and that concentration shows up in our schedule every year. Move-out cleaning volume in the northwest spikes hard in late April and again in late August, when leases turn over around the academic calendar rather than the usual month-end pattern.
If you are a landlord or property manager with units in that corridor, booking turnover cleans early in those two windows is worth doing. They are the only two weeks of the year where we genuinely run out of capacity in this quadrant, and a unit sitting empty an extra week costs considerably more than the clean.
Carpet extraction is the other constant in that market. Rental carpet in student housing takes more traffic in a year than an owner-occupied home takes in five, and most tenancy agreements in the area require professional carpet cleaning at move-out. Yes, and it is a common call in Kensington, Hillhurst and West Hillhurst. Neighbouring an infill for months leaves fine dust through the house and in the duct system. That is post-renovation cleaning plus duct cleaning rather than a regular house clean, and we will scope it that way.
