What a move-out inspection actually looks at
Deposit disputes in Alberta rarely turn on whether the home looks broadly clean. They turn on a short list of specific items that are easy to skip and easy for an inspector to check in seconds. Knowing the list is most of the job.
The recurring failures, in rough order of how often they cost people money: inside the oven, particularly the door glass and the racks; the fridge and freezer interior including the seals and the drip tray; window and sliding door tracks; the inside of kitchen and bathroom cabinets and drawers; baseboards along their full length rather than just the visible runs; the toilet base and the floor behind it; bathroom exhaust fan covers; the walls and floor behind and beneath pulled-out appliances; light fixtures and ceiling fan blades; and closet shelving and rails.
Two things sit outside a cleaning scope and it is worth being clear about them. Wall damage such as nail holes, gouges and anything needing paint is a repair, not a clean, and no cleaning company can make it pass. Carpet in poor condition is a separate question too, though carpet extraction is frequently what turns a marginal inspection into a pass, and we can book that alongside the clean.
Under the Alberta Residential Tenancies Act a landlord may deduct for cleaning beyond reasonable wear and tear, which is why a documented clean matters. We provide the completed checklist so you have a record of what was done, which is considerably more useful in a dispute than your recollection of how it looked.
Move-in cleaning is a different job
A move-in clean is not the same work in reverse. The unit may look clean because the previous occupant did a surface pass, or because a rushed turnover clean covered the visible areas. What you are buying is confidence about the parts you are going to live against: the inside of the cabinets your dishes go into, the fridge interior your food goes into, the tub and shower, the toilet, and the floors.
It is also the one moment the home is completely empty, which will not happen again while you live there. That makes it the cheapest and easiest time to do the things that are awkward later: inside every cabinet and closet, the full baseboard run, behind and under the appliances, window tracks, vents, light fixtures and the tops of door frames. Sanitising touch points and fixtures matters here too, since you have no idea what the previous occupant's standards were.
For buyers taking possession of a new build, this is a post-construction clean rather than a move-in clean, and the difference is substantial. Fine drywall dust, sticker residue on glass and fixtures, adhesive on floors and construction debris in tracks and vents all need a different scope. For landlords, property managers and realtors
Turnover time is the cost that matters on a rental, not the price of the clean. A unit sitting empty for an extra week because the cleaning was booked late or came back inadequate costs more than the difference between any two cleaning quotes in this city. We schedule turnover work around possession dates and can usually book within the same week.

Will this get my damage deposit back?
It removes cleaning as a reason to withhold it. If a cleaning item inside our written scope is failed at inspection, tell us within 72 hours and we re-clean it free. Damage such as nail holes, marks needing paint or broken fixtures is a repair, and no clean can resolve those.
Do you clean inside the oven and fridge?
Yes, both are in the standard scope rather than add-ons. They are also the two items move-out inspections fail most often, so it would make little sense to price them separately.
How far in advance should I book?
As soon as your possession or handover date is set. We book most Calgary jobs within the same week, but move-out dates cluster at month end, so the last few days of any month fill first.
Should the home be empty before you clean?
Ideally yes. An empty home lets us reach the areas the inspection checks, behind appliances, inside closets, along full baseboard runs. We can work around remaining items, but anything we cannot access cannot be guaranteed.
Do you clean carpets as part of a move-out clean?
Carpet extraction is a separate service that bundles with the clean at a lower combined rate. On many move-outs it is what turns a marginal inspection into a pass, and some tenancy agreements require professional carpet cleaning outright.
