Lake communities and the sand problem

Mahogany and Auburn Bay are built around private lakes with real beaches, and that produces a cleaning pattern you do not see anywhere else in Calgary. From May through September, fine beach sand comes into these homes daily on feet, towels and dogs, and it does not behave like ordinary household dirt. Sand is abrasive, it works down through carpet pile to the backing, and once it is at the base it cuts fibre every time someone walks across it.

The practical consequence is that lake-community carpet wears faster than the same carpet three streets outside the community, and vacuuming does not fix it because vacuums lift the surface layer and leave what has settled at the base. The same applies to hard floors along the entry path, where sand acts as an abrasive underfoot and dulls a finish over a season. It is worth saying plainly that this is a maintenance issue rather than a cleaning failure: no amount of cleaning stops the sand arriving, but a shorter interval keeps it from doing structural damage to the flooring.

New possessions and basement developments
